Property Management and Cleaning
Now excepting Rentals by Owners in the Gatlinburg/Pittman Center area. Laundry, Hot Tub cleaning and Trash Removal for rentals that are not in the city limits are included in the rate. Rates vary due to the size of the rental and location. I also offer a property management program for the out of town owners that rent for themselves and are not affiliated with a rental company. Besides cleaning and making sure your rental is ready for the next guest, we can handle many of the rentals needs for you.
Rates for cleaning rentals are based on the size of the rental, how much laundry that would be involved and location. Included in the rate is the cleaning, laundry, hot tub cleaning and trash pickup.
Cleaning Rates
1BR/1 or 2 Bath - $55
2BR/2 or 3 Bath - $70
3BR/2 or 3 Bath - $80
4BR/3 or 4 Baths - $90
5BR/4 or 5 Bath - $100
Yard/Lawn Maintenance - will be done on a regular basis (This charge is not included in the cleaning fee). Rates for yard maintenance will be according to size. Rates starting at $15. Yards are maintained Spring through the Fall months.
Management Fee - A Property Management Program is available to out of town owners, a monthly fee of $35. This fee is to ensure my availability for minor maintenance issues and some guest issues. The guest is required to contact the owner and the owner will contact me. Any major maintenance/mechanical issues will be reported to the owner and handled at the owners request .
Minor Maintenance and Repairs - Charges for minor maintenance/repairs are separate and will be according to time spent and supplies bought/used. Charges will appear on the cleaning invoice after repairs. Repairs will be done only at the owners request.
SPRING CLEANING/DEEP CLEANING
Rentals on the property management program will be scheduled for an annual Deep Clean during the months of Janaury - March. All owners will be notified after the first of the year. Each owner will receive a proposal and will be scheduled during that time period. Rates for deep cleans will vary due to the size of the rental and the time involved in doing the deep clean. Any minor maintenance repairs or upgrades can be made at the owner's request. All cleaning products and utensils are supplied for the deep clean. Charges for upgrades such as painting, minor repairs and supplies are not included in a deep clean and will be charged separately. All charges will be approved by the owner before the work is done. The rate for a Deep Clean in a 2 bedroom/2 bath rental is approximately $400 - $475, depending on the size. This rate includes windows. This rate does not include carpet cleaning.
Sheets - At least 3 sets per bed. Colors and prints preferred. As WRINKLE FREE as possible.
Blankets - 1 per bed and Sleep Sofas
Towels, Wash Clothes at least 3 - 4 dz.
Hand Towels and Bath Mats 1/2 dz each
Dish Towels and Dish Clothes - 6 sets
Light Bulbs
Trash Can Liners (30 gal or more for outside cans)
Trash Cans for outside - 2
AC Filters (changed every 2 months)
